RESIDENT QUALIFYING STANDARDS
All Applicants 18 years or older must enter into a lease agreement.
THERE IS A $20 NON-REFUNDABLE APPLICATION FEE PER APPLICANT.
1) Any negative credit, that is two years or older will not be considered. Medical bills and Student loans will not be considered. Any bankruptcies that have been discharged or satisfied and have zero balances will not be considered. At lease 75% of current credit must be good. Any account with more than one late payment in a 12 month period will be considered a negative account. Credit scores greater than 620 are automatically accepted if all other criteria are met. Credit scores less than 560 are automatically rejected. Multiple inquiries from one source (eg:auto) will be taken into consideration.
2) Rental history must be good. No more than 2 late payments and/or 2 NSF in a 12 month period, No damage, No balance owing and no skips. Two or more NSF’s require cash, money order or automatic debit account transfer.
3) A CRIMINAL BACKGROUND CHECK IS REQUIRED. No violent misdemeanors or felony convictions allowed.
ROOMMATES MUST QUALIFY INDIVIDUALLY ON ALL SELECTION CRITERIA. Each must pay separate application fees.
ALL APPLICANTS MUST PROVIDE ONE OF THE FOLLOWING FORMS OF IDENTIFICATION: Social Security Card, Permanent Resident Card, Passport or Visa. A copy of drivers license identification is also required.
4) If applicant has rented with Pierce Properties in the past and left with no derogatory history, a credit check may not be required.
